Friar Isaac House, Birmingham International Square
The Flooring Company Sheffield successfully completed a comprehensive commercial flooring refurbishment at Friar Isaac House, Birmingham International Square. The project involved the removal of existing floor coverings, extensive subfloor preparation works, and the installation of new flooring finishes across reception areas, offices, circulation spaces, welfare facilities, and staircases.
A total of 380m² of existing flooring was removed before our team carried out a programme of floor remediation works, including Tekcem 550 deep fill screed and Ardex NA smoothing compound, to create a suitable substrate for the new flooring specification. The project required a combination of commercial LVT flooring and carpet tile installation to meet the varying performance and design requirements throughout the building.
Friar Isaac House required a coordinated flooring approach due to the varied performance needs across reception, office, and circulation areas. Reception spaces, toilets, and lift lobbies were finished with Amtico Eco Ink and Amtico Décor feature LVT flooring, delivering a durable, contemporary surface designed to withstand heavy foot traffic while enhancing key customer-facing areas. Office spaces were fitted with Milliken Nordic Stories carpet tiles, creating a comfortable working environment with improved acoustic performance and easy maintenance. To maintain flow throughout the building, Modulyss DSGN Cloud carpet tiles were installed on the staircase, helping achieve a seamless transition between floors while reducing noise transfer. The success of the project was underpinned by thorough subfloor preparation, ensuring all flooring systems achieved a high-quality, long-lasting finish. The completed refurbishment has transformed Friar Isaac House into a modern commercial environment, balancing aesthetics, durability, and functionality through a combination of premium commercial LVT flooring and carpet tile systems.
Project Challenges & How We Overcame Them
The refurbishment at Friar Isaac House involved multiple flooring specifications across a variety of commercial spaces, each with different functional requirements. Delivering a seamless result required careful coordination, extensive subfloor remediation, and precise installation techniques throughout the project.

Following the removal of the existing floor coverings, sections of the subfloor required significant remediation before new flooring could be installed. Our team implemented a combination of Tekcem 550 deep fill screed and Ardex NA smoothing compound to address variations in floor levels and create a stable, level substrate capable of supporting multiple flooring finishes.

The project incorporated several flooring products across different areas of the building, including Amtico LVT, Milliken carpet tiles, and Modulyss carpet tiles. Careful planning and precise installation techniques were used to ensure seamless transitions between flooring types while maintaining a consistent and professional appearance throughout the property.

Each area of the building had different operational requirements, ranging from high-traffic reception spaces to quieter office environments. By selecting commercial LVT flooring for circulation areas and premium carpet tiles for office and staircase installations, we delivered a flooring solution that combined visual impact, comfort, acoustic performance, and long-term durability.
